Seller checklist, step by step
This is a practical overview, not legal or tax advice. The exact documents, consent, fees and tax treatment depend on the owner and property and may change, so confirm them with your lawyer and tax adviser before accepting an offer.
- Collect the documents: title or sale and purchase agreement, identity records, latest loan statement, quit rent and assessment receipts, and for strata property the maintenance account and relevant management records.
- Understand what you are selling: confirm the registered owners, tenure, title type, built-up and land area, parking, fixtures included, occupancy and any restriction or consent requirement with your lawyer.
- Set the asking price from comparable current listings and recent evidence available to you. Asking prices are not completed sale prices, so leave room to assess genuine offers.
- Prepare the property: fix obvious defects, clean and declutter it, photograph it in good light and describe its condition, furnishing, tenancy and availability honestly.
- Compare offers by more than price: check the deposit, loan dependence, proposed timeline, included items, vacant-possession terms and any special condition before accepting.
- Appoint a lawyer before signing: the lawyer checks the title and agreed terms, prepares or reviews the sale and purchase agreement, handles any existing-loan redemption and advises on consent, tax filings, fees and the completion timeline.
- Keep accounts current through completion: settle agreed management, utility, quit-rent and assessment amounts and prepare keys, access cards, inventory and meter readings for handover.
Frequently asked questions
How should I set my Johor Bahru property's asking price?
Compare properties with the same area, type, size, tenure, condition and furnishing. The citywide median asking price on this site today is RM 998,000, but close comparable homes are more useful than one broad average.
Can I sell a property that still has a bank loan?
Usually yes. Your lawyer obtains the redemption amount and coordinates repayment of the existing loan from the sale proceeds before the title is released for transfer.
What costs and taxes apply when I sell?
They depend on the property, ownership period, seller and agreement and can change. Ask your lawyer and tax adviser for a written estimate based on your specific property before you accept an offer.
Sources and method
Figures come from the property listings published on benfooproperty.com on 7 November 2026, refreshed daily. They are asking prices and asking rents set by owners, not sale prices, and medians are used so a few very high or low prices do not distort the result. Loan examples use the stated assumptions and are not a bank offer. Written and reviewed by Ben Foo, registered estate negotiator (REN 33376), PropNex Realty Sdn.
