Using a 90% loan at 3.8% a year over 35 years, the estimated monthly instalment is about RM 1,939 for a RM500,000 property and about RM 3,878 for RM1 million. A bank may offer a different margin, rate or tenure, so treat these as estimates. The median asking price of properties for sale on this site today is RM 998,000.

Estimated monthly instalment (90% loan at 3.8%)

The instalment is the standard repayment on 90% of the price at 3.8% a year. The remaining 10% is the down payment you pay yourself, and legal fees and taxes are extra.

The listing pages on this site show the same estimate for each property for sale (25-year, 80% loan for commercial properties).

What changes the number

  • The interest rate, which differs by bank and loan type and can change.
  • The loan margin: how much of the price the bank will finance.
  • The loan period: a longer period lowers the monthly amount but raises the total interest.
  • Your income and commitments, which decide how much a bank will lend.

Sources and method

Figures come from the property listings published on benfooproperty.com on 7 November 2026, refreshed daily. They are asking prices and asking rents set by owners, not sale prices, and medians are used so a few very high or low prices do not distort the result. Loan examples use the stated assumptions and are not a bank offer. Written and reviewed by Ben Foo, registered estate negotiator (REN 33376), PropNex Realty Sdn.
