What each part is for
The amounts are agreed between landlord and tenant and set out in the tenancy agreement, so another landlord or agent may ask for different terms. Check the agreement before you pay.
- Security deposit: held against damage or unpaid rent and normally returned at the end of the tenancy, subject to the agreement.
- Utility deposit: held against unpaid water, electricity and similar bills.
- Advance rental: the first month's rent, paid before you move in.
- Professional fee and SST: the agent's fee for the tenancy, with service tax on the fee.
- Agreement and stamping: preparing the tenancy agreement and paying stamp duty on it.
Frequently asked questions
Is the security deposit refundable?
Normally yes at the end of the tenancy, after deductions for damage or unpaid bills as the agreement allows. Read the clause before you sign.
Does the total include the agreement and stamping fee?
No. That fee is quoted separately for each tenancy, so it is not in the example.

Figures come from the property listings published on benfooproperty.com on 7 November 2026, refreshed daily. They are asking prices and asking rents set by owners, not sale prices, and medians are used so a few very high or low prices do not distort the result. Loan examples use the stated assumptions and are not a bank offer. Written and reviewed by Ben Foo, registered estate negotiator (REN 33376), PropNex Realty Sdn.
