It depends on the area. Using today's asking figures and a 90% loan over 35 years at 3.8%, the estimated monthly instalment is closest to the typical rent in Medini (instalment RM 1,706 vs rent RM 2,800) and furthest in Near CIQ & RTS Link (RM 3,234 vs RM 2,550). The instalment is only part of the cost of owning, so this is a starting point, not a verdict.

Monthly rent vs estimated instalment, by area

The instalment is calculated on the median asking price with a 90% loan, 35 years and 3.8% a year. Areas with fewer than 3 condos for sale or for rent are left out.

What the table leaves out

  • The down payment (the part the bank does not finance), legal fees and taxes when you buy.
  • Maintenance fees, quit rent, assessment and insurance while you own.
  • The initial payment for a tenancy: deposits, advance rent and fees.
  • Whether prices or rents will rise or fall. This page makes no forecast.

Frequently asked questions

Is buying always better than renting?

No. It depends on how long you will stay, your savings, your plans and the specific property. Compare the full cost of each option for your situation.

How is the monthly instalment estimated?

It is the standard repayment on a 90% loan of the median asking price over 35 years at 3.8% a year. A bank may offer different terms.

Sources and method

Figures come from the property listings published on benfooproperty.com on 7 November 2026, refreshed daily. They are asking prices and asking rents set by owners, not sale prices, and medians are used so a few very high or low prices do not distort the result. Loan examples use the stated assumptions and are not a bank offer. Written and reviewed by Ben Foo, registered estate negotiator (REN 33376), PropNex Realty Sdn.
